ADU & Guest House Guide · Aura Tiny Homes
Everything Texas homeowners need to know about ADU zoning, costs, permits, and how to get it built in 90–120 days.
Why Homeowners Build ADUs
Give aging parents or in-laws full independence — separate entrance, kitchen, and bath — without them leaving your property. The most requested ADU use case.
$1,400–$2,800/month in Central Texas. Most Aura ADU clients cover their HELOC payment within 6 months of rental launch.
Our minimalist villa design performs exceptionally on Airbnb — clean aesthetic, fast to photograph, and the kind of design that earns 5-star reviews.
Therapists, architects, content creators, and remote workers love having a dedicated space separate from the main home. Full HVAC, insulation, and fiber-ready wiring.
Adult kids who aren't quite ready to leave — or who've moved back — get their own space. You maintain your household, they maintain their sanity.
Even if you're not ready to rent now, a permitted ADU is a permanent addition to your property's assessed value. It appreciates whether it's occupied or not.
The Minimalist Villa ADU

The Build Process
We visit your property, review setbacks, utility access, soil type, and local zoning compliance. This is free for all Aura ADU inquiries.
Choose from our Minimalist Villa configurations: studio, one-bedroom, or two-bedroom. We customize the layout, exterior finish, and interior package.
Aura prepares and submits your building permit application, including site plan, foundation drawings, and utility layouts. We manage the review process on your behalf.
Our crew handles grading, utility rough-ins, and foundation — pier-and-beam or slab based on your soil conditions.
The ADU is fabricated at our Waco workshop in parallel with site prep, then delivered and set by crane. Dramatically faster than stick-built construction.
On-site finish work, final inspections, and certificate of occupancy. Ready for a tenant, a family member, or your own use.
